This tranquil part of north Norfolk offers a charm quite of its own. Early morning mists roll across the beautiful open landscape at Roundabout Farm B&B and self catering barn and cottage accommodation, quaint and beautiful little villages with ancient oaks appear at every turn. Tthe nature reserves and long stretching sands of Blakeney, Wells-next-the-Sea, and Holkham are less than half an hour away by car.
Owners Richard and Victoria Kerrison have lovingly restored Courtyard Barn in the late 1990s, creating the perfect space for a relaxing break – and with no expense spared. For example, the property includes a games room with full-size snooker table, state-of-the-art heating with solar panels, and an air source heat pump that ensures underfloor heating keeps visitors warm throughout the winter months.

Courtyard Barn (sleeps 10) – Second hallway with steps up to twin bedroom – Second hallway with steps up to twin bedroom. Includes: Entrance hall – Farmhouse kitchen – Living room with dining area – (with Sky TV and iPod docking station/audio) – Adult Snooker Room – Summerhouse / Children’s Games Room – 5 bedrooms (1 full time super-king, 1 full time twin and 3 king-size or twins) – 4 bedrooms with dedicated ensuite bathrooms and 1 with private bathroom – Utility room and boot room – Enclosed garden with summerhouse, furniture and childrens swings – Courtyard with hot tub – Onsite parking for up to 5 cars – Wi-Fi .
Outside area – Large, lawned enclosed garden with patio area and garden furniture for summer months, and a children’s climbing frame and swings further along. In addition there is an enclosed courtyard area the other side of the barn providing a hot tub for up to six people and seating and charcoal BBQ. Hot tub with jets and bubbles.Large, lawned enclosed garden – Guests are welcome to enjoy seven acres of woodland and paddocks that surround Courtyard Barn, with easy access to nearby footpaths and quiet country lanes. Please note, there is an unfenced pond in the woodland area so please take care with children and pets.
Outside Courtyard Barn there is ample off-road parking space for up to 5 cars. Accessibility Courtyard Barn is mainly located on ground floor level (with the exception of one twin bedroom) and is suitable for visitors with limited mobility. Other things – Electricity and air source powered underfloor heating. Towels and bed linen are all included in the price. Logs for the woodburning stove are available on request. We can provide a travel cot and high chair by arrangement – please request these. Courtyard Barn has Wi-Fi internet access. No smoking. Up to two dogs are welcome at an additional charge of £30 each.

The Orangery B&B (sleeps 4) is adjoined to Pear Tree Cottage (sleeps 6) and located just across the gravel courtyard from Courtyard Barn (sleeps 10) – an ideal option to book if you have more than ten people in your party wishing to stay at Courtyard Barn. Felbrigg Suite – The Felbrigg Suite with kingsize double or 3-ft tinned beds. It comprises two vibrantly decorated double rooms with modern ensuite shower facilities and original features such as exposed brickwork and beams. The rooms are the Blickling suite and the Felbrigg suite, and in total they can accommodate up to 4 guests.
A homely space to relax – Alongside comfortable, modern, yet homely facilities all on one level, the Orangery offers a pleasant, light-filled lounge and dining area, a TV and small reading library, plus a well-equipped self-contained kitchen. Fully equipped modern kitchen the Orangery also offers a fully equipped modern kitchen.
